RESOLUTION NO. 38 SERIES 2012 A RESOLUTION APPROVING A FINAL SUBDIVISION PLAT AND FINAL PLANNED UNIT DEVELOPMENT (PUD) PLAN FOR THE STEEL RANCH SOUTH DEVELOPMENT. WHEREAS, there has been submitted to the Louisville City Council an application for approval of a final subdivision plat and final planned unit development (PUD) plan for the proposed Steel Ranch South development located in northern Louisville; and, WHEREAS, all materials related to the final subdivision plat and final planned unit development (PUD) plan have been reviewed by City Staff and the Planning Commission and found, subject to conditions, to be in compliance with the Louisville zoning ordinances, subdivision regulations, related policies and previous approvals; and WHEREAS, the City Staff has reviewed the information submitted and found that, subject to conditions, the application complies with the Louisville zoning and subdivision regulations and other applicable sections of the Louisville Municipal Code; and, WHEREAS, after duly noticed public hearing where evidence and testimony was entered into the record, including without limitation the findings in the Louisville Planning Commission Staff Reports dated June 14, 2012, the City of Louisville Planning Commission approved a resolution to forward a recommendation of approval, with conditions to the City Council; and, WHEREAS, City Council has reviewed the application, including the recommendation of the Planning Commission and finds that said final subdivision plat and final planned unit development (PUD) plan should be approved, subject to the following conditions: 1. Applicant shall adjust utility easements, discussed in the June 6th memo from Public Works, prior to recordation. 2. Applicant shall continue to work on construction level details, as discussed in June 6th memo from Public Works, prior to building permit submittal. 3. Retaining walls numbers 4, 5, 6,and 8, shown on Page 28 of 28, shall provide a colored concrete or alternative stone material which will be approved by staff at time of construction. NOW THEREFORE, BE IT RESOLVED that the City Council of the City of Louisville, Colorado, based on the evidence and testimony presented at the hearings, does hereby approve the final subdivision plat and final planned unit development (PUD) plan for the Steel Ranch South development in northern Louisville, subject to the conditions set forth above.
