RESOLUTION NO. 38 <br /> SERIES 2012 <br /> A RESOLUTION APPROVING A FINAL SUBDIVISION PLAT AND FINAL PLANNED <br /> UNIT DEVELOPMENT (PUD) PLAN FOR THE STEEL RANCH SOUTH <br /> DEVELOPMENT. <br /> WHEREAS, there has been submitted to the Louisville City Council an <br /> application for approval of a final subdivision plat and final planned unit development <br /> (PUD) plan for the proposed Steel Ranch South development located in northern <br /> Louisville; and, <br /> WHEREAS, all materials related to the final subdivision plat and final planned <br /> unit development (PUD) plan have been reviewed by City Staff and the Planning <br /> Commission and found, subject to conditions, to be in compliance with the Louisville <br /> zoning ordinances, subdivision regulations, related policies and previous approvals; and <br /> WHEREAS, the City Staff has reviewed the information submitted and found <br /> that, subject to conditions, the application complies with the Louisville zoning and <br /> subdivision regulations and other applicable sections of the Louisville Municipal Code; <br /> and, <br /> WHEREAS, after duly noticed public hearing where evidence and testimony was <br /> entered into the record, including without limitation the findings in the Louisville <br /> Planning Commission Staff Reports dated June 14, 2012, the City of Louisville Planning <br /> Commission approved a resolution to forward a recommendation of approval, with <br /> conditions to the City Council; and, <br /> WHEREAS, City Council has reviewed the application, including the <br /> recommendation of the Planning Commission and finds that said final subdivision plat <br /> and final planned unit development (PUD) plan should be approved, subject to the <br /> following conditions: <br /> 1. Applicant shall adjust utility easements, discussed in the June 6th memo from <br /> Public Works, prior to recordation. <br /> 2. Applicant shall continue to work on construction level details, as discussed in <br /> June 6th memo from Public Works, prior to building permit submittal. <br /> 3. Retaining walls numbers 4, 5, 6,and 8, shown on Page 28 of 28, shall provide a <br /> colored concrete or alternative stone material which will be approved by staff at <br /> time of construction. <br /> NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br /> Louisville, Colorado, based on the evidence and testimony presented at the hearings, <br /> does hereby approve the final subdivision plat and final planned unit development <br /> (PUD) plan for the Steel Ranch South development in northern Louisville, subject to the <br /> conditions set forth above. <br /> PASSED AND ADOPTED this 3rd day of July, 2012. <br /> Resolution No. , Series 2012 <br /> Page 1 of 2 <br />
