Took staff into basement to show what the <br />existing brick foundation looked like, probably could also use a fire suppression system, <br />need to update the electrical, insulation and make it energy efficient. He has been the <br />owner since 1994. Promises to never pull a demolition permit. <br />Erik Hartronft - Architect. Has been working with McCarthy for a number of years. <br />McCarthy has put a lot of money and effort into preserving the structure. Primary issue <br />is the need for clarification on the landmark grant allowances. $181,000 cap for <br />commercial structures - is there other funding available? Understand the City is looking <br />to bust the cap for other historical projects in town (i.e. Grain Elevator). We have not <br />done a complete structural analysis - that should be step one. He should also consider <br />waterproofing the structure - the addition will provide additional stability for the structure. <br />Koertje - would the addition fit entirely within the alley <br />Hartronft - yes. It is 18 feet wide which would allow for the bathroom additions as well <br />as a new stair case. <br />Stewart - is the alley Garrett's property? <br />Hartronft - yes, it is not a formal alley. <br />Stewart - any questions for staff or the applicant. <br />Lewis - what other sort of program space will be in the new addition? <br />Hartronft - stair, elevator shaft (no elevator) bathrooms, storage and utility area. <br />Lewis - If this were to go forward as a landmark request would you be able to elaborate <br />on the financials you have already spent? <br />McCarthy - yes, I have check stubs for all of the improvements as well as receipts, <br />totaling $600,000. <br />Stewart - how would you characterize this - routine maintenance or improvements? <br />McCarthy - building breakdown, maintenance, pipes, sky lights, the day to day <br />breakdowns. <br />Stewart - looks like you would almost double the square footage of the existing structure <br />with the addition and improvements. <br />Hartronft - there is over 4000 sq feet already if you count the basement. <br />Stewart - do you imagine using the basement in the future for additional eating space? <br />Hartronft - the original plan was to do that but there isn't enough funding. It would be <br />set up to be reused. <br /> <br />
