These elements are <br /> tied throughout the design, such as the club house and carports, to bring cohesion and <br /> sustainability to the overall design. <br /> Parking <br /> The parking proposed for Planning Area 4B is intended to maintain a minimum overall <br /> parking ratio of up to 2.0 spaces per dwelling unit for residents, guests and employees. <br /> This area includes 4 primary types of parking in addition to limited on-street parking: <br /> a) surface parking lots, <br /> b) tucked under individual parking garages (enclosed or unenclosed) which <br /> provide 2 parking spaces in tandem, with one space in the apron of the garage, <br /> c) individual garages in free-standing garage buildings, remote from buildings, <br /> d) under building, or podium parking garage for multiple vehicles, integrated into <br /> the building architecture. <br /> Parks, Recreation. Trail and Open Space <br /> The public land dedication would create the opportunity for a connection of trails east <br /> and west, as well as provide an on-street connection from north to south. Both of these <br /> trail connections are considered necessary to connect existing trails into a regional trail <br /> system. An underpass of the BNSF railroad at Bullhead Gulch (located in Steel Ranch <br /> North) is planned to be constructed in 2014. <br /> Staff recommends the following conditions of approval: <br /> 1. Applicant shall adjust utility easements, discussed in the June 6th memo from <br /> Public Works, prior to recordation. <br /> 2. Applicant shall continue to work on construction level details, as discussed in <br /> June 6th memo from Public Works, prior to building permit submittal. <br /> 3. Retaining walls numbers 4, 5, 6, and 8, shown on Page 28 of 28, shall provide a <br /> colored concrete or alternative stone material which will be approved by staff at <br /> time of construction. <br /> Mayor Muckle called for an applicant presentation. <br /> APPLICANT PRESENTATION <br /> Justin McClure, 950 Spruce Street Suite 2A, Louisville, CO introduced members of his <br /> team. He stated this is the final phase of this project and thanked staff, specifically Craig <br /> Duffin and Troy Russ for their work and help with this project over the years. <br /> He stated there were about 15 'h acres of open space and parks; well in excess of the <br /> requirements. It provides east/west and north/south trail connections along with an <br /> underpass. He believes this is a quality density project providing economic impact.
