RESOLUTION NO. 40 SERIES 2012 A RESOLUTION APPROVING A FINAL PLANNED UNIT DEVELOPMENT (PUD) PLAN TO ALLOW FOR A 12,347 SF FLEX SPACE BUILDING LOCATED AT 638 SOUTH TAYLOR AVENUE, LOT 6, BLOCK 4 COLORADO TECHNOLOGY CENTER WHEREAS, there has been submitted to the Louisville City Council a request for a final Planned Unit Development (PUD) plan to allow for a 12,347 SF flex space building located at 638 South Taylor Avenue, Lot 6, Block 4, Colorado Technology Center; and WHEREAS, all materials related to the final PUD development plan have been reviewed by City Staff and the Planning Commission and found to be in compliance with the Louisville zoning ordinances and the Industrial Development Design Standards and Guidelines (IDDSG); and WHEREAS, after a duly noticed public hearing on July 12, 2012, where evidence and testimony were entered into the record, including the findings in the Louisville Planning Commission Staff Reports dated July 12, 2012, the Planning Commission finds the Bountiful Building Final PUD Plan, located at 638 South Taylor Avenue, should be approved, with the following condition: 1. Prior to recordation of the PUD the applicant shall add a note to the document which states the project's estimated water demand. WHEREAS, City Council has reviewed the application, including the recommendation of the Planning Commission and desires to approve the request as presented; NOW THEREFORE, BE IT RESOLVED that the City Council of the City of Louisville, Colorado does hereby approve a Final PUD for a 12,347 SF flex space building located at 638 South Taylor Avenue , with the following condition: 1.
