The request is for a Final PUD development plan for a
16,000 square foot, one-and two-story, speculative light industrial building on Lot 1,
Block 1, located at the northwest comer of Cherry Street and Arthur Avenue.

Councilman Brown arrived at 7:05 p.m.

Wood noted that that Arthur Avenue is fully improved, including a public sidewalk
adjacent to this property. The lot is zoned PCZD-I as part of the Business Center at CTC
General Development Plan and subject to the Industrial Development Design Standards
and Guidelines (IDDSG).

Wood stated that the site plan is driven by the consideration of the lot size, the odd shape
and the building location. The site plan is required to comply with the greater setback
requirements of two street frontages and a 30-foot easement for the Northern Colorado
Water Conservancy District along the west property line. Wood stated that the applicant
proposes a building generally centered in the lot, with parking and drive aisles

2
