2. The following design features and amenities warranting the requested <br /> modifications are incorporated into the plan: <br /> a. The provision of underground parking, which helps diminish the <br /> mass and impacts of the residential structures and helps provide <br /> additional common functional open spaces and enhanced <br /> landscape buffer areas. <br /> b. The site design focuses the mass and height of the residential <br /> structures closer to the interior of the site, thereby minimizing the <br /> visual impact of the development and making it more compatible <br /> with the surrounding neighborhood. <br /> c. The provision of an eight foot wide multi-use path on South Boulder <br /> Road, the design of which retains the existing mature trees and <br /> improves the pedestrian scale of the project. <br /> d. The provision of a five foot detached sidewalk on Centennial Drive, <br /> the design of which improves pedestrian visibility and safety and <br /> the pedestrian scale of the project. <br /> e. The dedication to the City of additional right of way to construct a <br /> westbound right-turn deceleration lane on South Boulder Road <br /> should future conditions require its construction. <br /> NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br /> Louisville, Colorado does hereby approve a special review use (SRU) permit and a <br /> preliminary planned unit development (PUD) to permit the construction of five (5) <br /> buildings, three (3) of which will contain a total of 111 apartment units and structured <br /> parking, and two (2) of which will contain 33,700 square feet of retail development, on <br /> Tract One of the Louisville North, Filing 7 subdivision located at 707 E South Boulder <br /> Road with three conditions: <br /> 1. The applicant provides the City an updated and signed shared parking and <br /> access agreement for the shopping center with all affected parties at time of Final <br /> PUD submittal; <br /> 2. The applicant shall create a shared parking management program that will <br /> ensure the residential portion of the parking can achieve a 2 spaces per unit ratio <br /> between the hours of 8 pm and 8 am prior to Final PUD submittal. <br /> 3.
