<br />RESOLUTION NO. 30 <br />SERIES 1995 <br /> <br />A RESOLUTION APPROVING A FINAL SUBDIVISION PLAT <br />AND AN OVERALL FINAL PUD DEVELOPMENT PLAN FOR <br />CENTENNIAL VALLEY, PARCEL 'HI <br /> <br />WHEREAS, there has been submitted to the Louisville City Council for a Final <br />Subdivision Plat and an overall Final PUD Development Plan for Centennial Valley, Parcel 'H'; <br />and, <br /> <br />WHEREAS, all materials related to the Final Subdivision Plat and Final PUD <br />Development Plan have been reviewed in conjunction with the Louisville zoning ordinances, <br />subdivision regulations, and related policies; and, <br /> <br />WHEREAS, after a properly advertised public hearing concerning said Final Subdivision <br />Plat and Final PUD Development Plan the Planning Commission recommended approval to the <br />City Council with conditions of approval; and, <br /> <br />WHEREAS, the City Council finds that a Final Subdivision Plat and Final PUD <br />Development Plan should be approved subject to the following conditions: <br /> <br />1. Written consent of pipeline company is required prior to installation of any <br />improvements or alteration of ground elevations within Nonhern Natural Gas <br />easement; <br /> <br />2. All public improvements and common site improvements shall be constructed by the <br />obligaJed subdivider. There shall be one set of improvements plans and one letter <br />of credit for all improvements with the exception of Lot 3; <br /> <br />3. Additional striping and signage shall be added to McCaslin Blvd. to indicate an on- <br />road bikeway that runs nonh without merging right toward the right-in drive; <br /> <br />4. Additional striping and signage should be added to indicate pedestrian and bicycle <br />crossing at the proposed right-in drive and at McCaslin and Dillon Road; <br /> <br />5. Emergency ingress/egress easement on Lot 4 shall be increased to a minimum of <br />20 feet in width; <br /> <br />6. The proposed 16 feet wide utility easement paralleling the south property line of <br />Lots 3 and 4 shall have a minimum width of 20 feet; <br /> <br />7. Subject to approval and execution of the 5th Amendment To the Development <br />Agreement; <br />
