<br />RESOLUTION NO. 19 <br />SERIES 1994 <br /> <br />A RESOLUTION APPROVING A FINAL SUBDIVISION REPLAT AND AN <br />AMENDMENT TO A PUD DEVEWPMENT PLAN <br />FOR CHENG'S PLACE <br /> <br />WHEREAS, there has been submitted to the Louisville City Council by Kuo-Wen Cheng, <br />represented by Lee Hou, a request for approval of a Final Subdivision Replat and an amendment <br />to a PUD Development Plan; and <br /> <br />WHEREAS, all materials related to the Final Subdivision Replat and PUD Amendment have <br />been reviewed by city staff and the Planning Commission and found to be in compliance with the <br />Louisville zoning ordinances, subdivision regulations, and related policies; and <br /> <br />WHEREAS, after a properly advertised public hearing concerning said Final Subdivision <br />Replat and PUD Amendment, the Planning Commission recommended to the City Council approval <br />with conditions; and <br /> <br />WHEREAS, the City Council finds that said Final PUD Development Plan for Cheng's <br />Place should be approved with the following conditions: <br /> <br />1. Quantity of living landscape materials shall be increased within <br />the parking lot islands. A minimum 50% coverage by living material <br />shall be achieved; <br /> <br />2. A four foot solid cedar fence, similar in design on both sides, <br />shall be provided by the subdivider along the entire length of the <br />south property line; <br /> <br />3. Detention pond shall be lined with drought resistant grasses instead <br />of gravel; <br /> <br />4. Quantity of shrubs along north side of building shall increased; <br /> <br />5. Label areas proposed for sod; <br /> <br />6. Trees in landscape areas adjacent to West Dahlia Street shall be <br />increased in caliper size. Deciduous shall be minimum of 3" caliper, <br />ornamental shall be minimum of 2 1/2"; <br /> <br />7. Correctly identify Highway 36 on vicinity map; <br />
