Business Retention & Development Committee
Meeting Minutes
December 3, 2012
Etkin Johnson Group
Ryan Good, Vice President of Leasing/Sales presented on the Broomfield Business Center project. The
first phase of development has begun. There will be 374 residential units. This project will increase
momentum in the 36 corridor. Etkin owns a total of 74 acres, 4 of which is donated to parks. 50 acres
will be split and sold in bulk. Completion of Via Varra expected in April or May 2013. Incentives were a
major reason for the project moving forward. Their focus is on the CTC and 36 corridors and they are
working with many districts to increase their competitive edge.
Main Street Patios
Diane Trettin discussed the concern over the railings and the concern of bringing water to the flower
boxes for the patios. Flowers are a necessity and it was decided upon that there must be access to
water. The question as to whether businesses are going to help with the expense of the patios was
discussed. It was found that it is necessary for the businesses to help with the burden of the expense:
however, this can be done through the cost of water via meters. The patios have a potential life span of
20 years. A motion was carried at 8:57am, in favor of the letter drafted to City Council that is part of the
agenda.
BRaD Business Portfolio Spreadsheet
It was suggested that Aaron DeJong update the report on a 6 month basis.
RETENTION MEETINGS
• Innovative Openings — Scott, Ronda and Aaron met with Dave Friedlander. They have two
businesses, Innovative Openings and Insoroll. Business is doing well. Still remembers the
challenges of getting the building built within the City process. Overall happy to be in the City.
• Sierra Nevada -they are considering an expansion in Louisville. The city approved an incentive
package for additional space at 315 CTC Blvd. An issue discussed at the meeting was the lack of
transit in the CTC.
• Mobile Food Trucks -These are being considered for the park.
ECONOMIC DEVELOPMENT BRIEFING
• Aaron reported the Phillip 66 property is back on the market. Staff has consistently told realtors
and interested parties the City should be brought in early in the process to limit projects that don't
fit within the vision for the community.
• Historic Grain Elevator -The City is accepting proposals. So far interest has been for the grain
elevator or the Napa building but not both together.
• Aaron presented the Schedule of Business Assistance Agreement spreadsheet. It was suggested
by Emily Jasiak that Aaron add a comment column to the BAP's report for future feedback on how
these projects came through with the use of the BAPs.
• Michael Menaker, brought up The New York Times article to stress the importance of following up
with businesses to see if the rebates actually work.
