It is bound by the I3NSF rail' <br />line to the West, Griffith Street to the North, Canon Street to the East, and South <br />Street to the South DELO r presents approximately one half of the Core Project <br />Area as described in the State Highway 1•2 Framework plan. It is anticipated that <br />DELO will request an entitlement of 220 to 300 residential units with 12,000 square <br />feet of commercial space. The commercial space is anticipated to be on the ground <br />level of a residential mid -rise apartment building an South Street beginning at. the <br />East side of the future pedestrian gateway / underpass and continuing to the future <br />extension of Canon Street. DELO intends on creating financially feasible ]iar'dscape <br />and landscape improvements adjacent to the commercial space (conceptual <br />illustration below) to activate the area and create de.mand. Per various City criteria, <br />DELO is proposing a mix of residential products that will cater to diverse <br />demographics. Specifically, DELO intends to develop town homes, nuid-rise <br />apartment units, and cluster homes. The improvement and extension of Canon <br />Street is a critical element within DELO. Currently, we are proposing a 60' wide <br />R.O.W. incorporating Large 12' urban style sidewalks with tree boxes, 8' on -street <br />parking, and 10' drive lanes. This street section is based on new urbanism concepts <br />where the emphasis is on wa]kability and pedestrian access while allowing slow <br />vehicular through put. In the conceptual site plan below, take note of the bend at the <br />extension of Canon Street starting at Lafayette and ending Short Street.
