Planning Commission <br />Meeting Minutes <br />May 10, 2012 <br />Page 6 of 12 <br /> <br />Bill Boothby, Colorado Tennis Facilities, LLC introduced the other people involved in <br />the planning of the project. He happily announced they had found a home for the <br />draft horse, Levi. He continued with a discussion of the site plan which included <br />views of how it would appear in the summer and the winter with the bubble <br />structures. <br />Lipton inquired about which courts will have lighting and what the hours of operation <br />would be that would require nighttime lighting. <br />Boothby illustrated with a slide from the PowerPoint which courts would have <br />nighttime lighting. He also stated their willingness to work with staff to address the <br />lighting concerns. He stated the hours of operation will be until 10 PM and he <br />requested they keep in mind the outdoor lights for the courts will only be used in the <br />summer. <br />Lipton requested for Boothby to discuss the mechanical equipment required to inflate <br />the bubble structures. <br />Boothby stated they are located outside the building along the trail and are extremely <br />quiet. <br />Public Comment: <br />None heard. <br />Commission Questions of Applicant: <br />Tengler asked for a clarification of the use of the words “World Class Facility”, how <br />many members, daily users, seating for tournaments and court maintenance. <br />Boothby stated the following: <br />Designed from the tennis player’s point of reference <br /> <br /> <br />Meets the standards for a National Tournament <br /> <br /> <br />Largest clay courts in a six (6) state area <br /> <br /> <br />National Teams have contacted them to arrange using the facility to train at <br /> <br /> <br />this altitude. <br />Membership is anticipated at 175 at opening, with 300 by the end of the first <br /> <br /> <br />year and a build-out a membership of 500. The site could handle 1,000 but <br />that is not their goal. <br />A teaching facility with traffic coming and going. Generally 30-40 people in <br /> <br /> <br />clinics on any day. <br />Purpose is to promote playing tennis <br /> <br /> <br />Possible seating for 500-700. <br /> <br /> <br />Maintenance is generally done in the morning as well as throughout the day, <br /> <br /> <br />depending on court usage. <br />Moline inquired about the phasing plan for the site and landscaping. <br />Boothby provided the following answers: <br />Approximately 2/3 of the site is scheduled for Phase I and it includes <br /> <br /> <br />parking, courts and pool areas. <br />st <br />There will be approximately 5 acres not developed in the 1 phase but it will <br /> <br /> <br />not be bare ground. There will be overlot grading and seeding. <br /> <br />
