Planning Commission <br />Meeting Minutes <br />December 13, 2012 <br />Page 3 of 8 <br /> <br /> Building is 111’ long = 111 SF of wall sign area allowed. <br />o <br /> No one sign can be larger than 200 SF <br />o <br /> The applicant is proposing two (2) wall signs <br /> <br /> 12’4” x 12’4” (151 SF) <br />o <br /> 6’7” x 47’3” (469 SF) <br />o <br /> Staff recommends allowing 200 SF of wall sign for this building <br /> <br />Staff recommends approval of Resolution No. 23, Series 2012 a resolution <br />recommending approval of a final subdivision plat and final planned unit development <br />(PUD) amendment to allow for the development of a commercial/retail development <br />known as Steel Ranch Marketplace with five (5) conditions: <br />1. The applicant shall provide the City of Louisville an updated traffic count to <br />be used by CDOT for additional review to warrant the traffic signal at <br />Highway 42 and Paschal Drive. <br />2. The temporary parking lot and all access points shall be constructed of <br />asphalt and graded to drain to the regional drainage system. <br />3. The undeveloped Lots 2 and 3 shall be seeded with native seeding and <br />shall be irrigated until the seeding is well established and kept weed free for <br />the two years. <br />4. The proposed wall signs on the eastern façade of the Building shall not <br />exceed combined area of 200-square feet. <br />5. The proposed wall signs on the eastern façade of the Building shall be <br />specific to the Art Center use, may not be transferred to another use and <br />shall be externally lit by down casting lighting. <br /> <br />Commission Questions of Staff <br />Moline asked how the letter area of the sign is measured. <br />McCartney stated a box is drawn around the letters. <br />Brauneis had questions regarding the overflow parking area, the seeding of the site <br />and erosion control during construction. <br />McCartney used as slide to illustrate the two areas (parking and seeding). He also <br />stated the contractor will be required to use standard erosion control practices during <br />construction. <br />Applicant Presentation <br />Justin McClure, 950 Spruce St., introduced the individuals involved with the project <br />and the Art Center program. He continued with a discussion of the following: <br />General site review <br /> <br /> <br />Public Plaza concept <br /> <br /> <br />Building Elevations and Materials Board. <br /> <br /> <br /> Brauneis moved and Moline seconded a motion to enter the materials <br />o <br />board into record. Motion passed by voice vote. <br />Signage requirements <br /> <br /> <br />Commission questions of Applicant <br />Moline asked why the building was being proposed on this particular lot on the <br />parcel. <br /> <br />
