A subarea for the DELO property is probably the way to go; <br />cannot ignore the impacts of the 65% of shared borders to DELO’s <br />project. <br />Carlos is excited that after many years the LRC is finally close to <br />proceeding with development. We should build it the right once and be <br />carefulnot to overextend in terms of maintenance on infrastructure. <br />Carlos was in general agreement with the other Commissioners. <br />Karl liked option 2 because he was uncomfortable with the premise of <br />option 1—not knowing the size of pie but having to commit a certain <br />percentage of revenue from that pie. He’d like to move forward with <br />option 2. <br />Mike brought up the issue of where to draw the boundaries for <br />improvements, and suggested this might be a good time to improve roads <br />for the proposed Arnold developmentgiven the good bidding climate, up <br />to S. Boulder Rd. Mike also cautioned the LRC to keep in mind we don’t <br />have money to loan or give; we’re getting it from somewhere else to make <br />these improvements. <br />Rob said including the Arnold property makes sense, butit also <br />complicates matters. <br />Bob noted this may not be the time to extend ourselves to the Arnold <br />property. <br />Heatherstated there is a lot of work yet to do on the proposed Highway 42 <br />improvements before it becomes a reality. It is a long way off still. <br />Carlos would like some consideration for the Hwy 42 improvements atthis <br />stage, citing the hazardous nature of existing conditions. It would be a <br />disservice not to do something. <br />Aaron said that 42 is too far out now to factor it in these discussions. <br />Karl asked members to approve a motion for the Project Specific <br />approach, option 2. It was approved unanimously. <br />Karl proposed a special meeting to discuss the DELO application, by <br />which time we should have more information to analyze. This meeting <br /> <br />
