City Council <br />Meeting Minutes <br />December 18, 2012 <br />Page 9 of 17 <br />Council member Keany stated some people believe theoptions areaprogression of 1, <br />2, 3 and waiting to see what developsin the previous option beforeproceeding with the <br />next option. He stated it is a matter of choosing the best option. He supported Option <br />#3 and updating the Comp Plan sooner than twenty years. He stated Louisville <br />is landlocked and whatever development occurs, it will be within the current area. He <br />was happy to see the vital downtown restaurants providing asignificantsales tax base. <br />Planning Director Russ addressed a question from Council member Jasiakabout <br />flexibility. With respect to the land useandretail area along McCaslin, flexibility and <br />being proactive would address the land use issues in the area. He suggested Council <br />consider flexibility as a critical element toretail success of the City and as McCaslin is <br />an important aspect, the businesses must be sustained. The City should proactively <br />work with the property owners to ensure retail success in the future. He stated Option <br /># 1 and Option #2 do not addressthis. <br />PUBLIC COMMENTS <br />Ken Genecht, Louisville, CO stated the multi-family residents will not be making many <br />trips to the home improvement stores. <br />Steve Anderson, 225 South Boulder Road, Louisville, CO, suggested the City be pro- <br />active, keep the sales tax base sound; and send a message Louisville is anaggressive <br />community seeking to stay fiscally sound. He suggested giving careful consideration to <br />Option #3 and #4; perhaps portions of #5. He thought watching thesouth side of <br />Centennial and then going north made sense. He expressed appreciation for the <br />process of updating the Comp Plan. <br />Chuck Stout, 1169 Hillside Lane, Louisville, CO supported flexibility and confidence in <br />the retailers. He felt the City must be competitive. <br />Bob Edwards, 511 Sunset Drive, Louisville, CO stated the Comprehensive Plan simply <br />takes a look at the future, but does not require the City to take any action.He agreed <br />with Director Russ that Option #4 creates possibility through flexibilityandallows the <br />Cityto develop areas on our termsand retains values by making the City creative, <br />proactive and progressive. <br />Ms. Mckee felt Option #4 and Option #5 would put aburden on the schools and City <br />services. She felt the City needsto see where we are nowbefore proceeding.Shefelt <br />rd <br />Option #3 can provide a3urban center and amixed use walkable area. Shefelt <br />Louisville has plenty of housing developmentsgoing on now. She suggested looking at <br />Option #4 and Option #5 later. <br />B.J. Wakely, 1164 Hillside Lane, Louisville, CO noted Option #3 includes three sub <br />plans: Sub plan #2 had alternative plans for existing retail should they leave the City; <br />Sub plan #3 has high density residential. <br />24 <br /> <br />
