CHAPTER 2 ~ 2.1 <br />~„ <br />,.- r^~` .rr ~, <br /> <br />Existing Conditions <br />~,~. <br />~;,~!~ <br />INTRODUCTION <br />This Chapter begins by describing the demographic composition <br />and natural resource setting of Louisville, two key elements that <br />influence the City's future. It then describes each of the eight <br />Plan Elements in order, beginning with a description of the <br />issues identified through the public involvement process. Each <br />Plan Element section summarizes the key findings, including <br />City-wide inventories and analyses, Housing Assessment and <br />Market Analysis. <br />Recommendations resulting from the public involvement and <br />technical analysis form the basis of Community Vision and <br />Principles and Policies presented in Chapter 3. <br />COMMUNITY OVERVIEW <br />The following discussion summarizes economic and <br />demographic trends (historical and projected) in the City of <br />Louisville, Boulder County and Denver Metropolitan Area over <br />the near- and long-term. It is followed by a summary of the <br />City's natural resource setting which, combined with the <br />economic and demographic characteristics, will affect growth <br />trends in the City. <br />Population and Household Growth <br />The City of Louisville is located in the western portion of the <br />high-growth northern Denver Metro Area (See Table X). Over <br />the next 25 years, this area is expected to grow at twice the rate <br />of the region as a whole. Much of this growth is projected to be <br />in southwestern Weld County, Broomfield County and western <br />Adams County. Louisville grew at a compound average annual <br />growth rate of 3.1 % between 1990 and 2003 - a onsiderably <br />faster rate than either Boulder County or the Denver Metro Area <br />over this period, but not as fast as the surrounding communities <br />of Broomfield, Lafayette and Superior.
