Letter to Planning Department regarding proposed development of Clementine <br />Subdivision <br />The Clementine subdivision that is proposed to the south of the Sunnyside property and will <br />be developed by Mike Jones is proposed to be a combination of multi-family and single- <br />family mixed income site on roughly 5 acres, The LHA Board reviewed site plans for <br />Clementine subdivision, Frank and Scott Simkus (BCHA planner) met with developer. <br />Letter written to Sean McCarthy and Paul Wood of the Planning Department on how it will <br />impact the LHA is included in board packet. Mike Jones is interested in working with LHA <br />and selling to LHA. The developer wants Sunnyside driveway joint access and already asked <br />for an agreemcnt from the Board. Staff replied to Mike that a joint access agreement would <br />not be signed by the Board at this time and would be pending discussions on joint <br />development or the Authority owning/purchasing units that are in close proximity to <br />Sunnyside property. Sean to meet parking requirements without the shared egress they will <br />need to go down 8-10 units. There will be many issues to the shared entrance. Frank has not <br />received any numbers back from Sean and Paul. The LHA is limited to expand affordable <br />housing in Louisville and should seriously consider potential offers. Look at many funding <br />options if we decided to purchase. To purchase units and estimate would be $150-l70k per <br />unit. Developer cannot get density with current plan. Community Park, trash receptacles are <br />examples of issues that need to be addressed. <br /> <br />Resident Services update <br />. Distribution/discussion of resident packets <br />Packets were distributed and passed around for board to review. BCHA is moving towards a <br />wrap around model and these packets are being distributed to all new residents. These will <br />provide a wealth of resources for our tenants and helps increase quality of life while vacancy <br />rates decrease. The average family income of families in all units is about $13,000. <br />.
