Economic and Market Assessment City of Louisville, CO <br /> Employed Population <br /> Louisville's generally well educated employed population over 16 years of age comprises 81 percent <br /> white collar workers, 11 percent service workers, and 7 percent blue collar workers. Over 22 percent of <br /> the white collar workers are employed in the management/business/financial sector, while the majority <br /> (36 percent) are in the professional sector. Approximately 74 percent of the occupied units were owner <br /> occupied, compared to 64 percent in Boulder County and 68 percent in the State. Louisville's median <br /> value of $361,200 for owner occupied units was slightly higher than Boulder County at $353,300, and <br /> significantly higher than the state's median value of$236,600. The highest median housing value among <br /> peer geographies in 2010 is the City of Superior at$389,300. See Figure 8. <br /> Examination of housing units built over time indicates a jurisdiction that is near residential build out. <br /> Clearly, the bulk of Louisville's housing stock was constructed in the three decades between 1970 and <br /> 2000 when 84 percent of the total inventory was delivered. The County and State saw an upsurge of <br /> residential construction starting in the 1960s that remained relatively robust post Year 2000. See Figure <br /> 9. <br /> Louisville has a higher proportion of single family units to multifamily units than its surrounding <br /> geographies, at 78 percent compared to 71 percent in Boulder County and 72 percent in the State. <br /> Housing characteristics are summarized in Figure 10. <br /> 8 <br />
