Economic and Market Assessment City of Louisville, CO <br /> By contrast, the Colorado Technology Center is almost entirely light industrial/flex/tech land uses, <br /> contains nothing in the way of amenities, and is not an appropriate candidate for rezoning as Centennial <br /> Valley is. <br /> Tourism <br /> Louisville's premier tourist attraction is its Historic Downtown, which boasts a critical mass of food & <br /> beverage and retail experiences which attract visitors and patrons from well outside of the City. Wisely, <br /> the City has been very proactive in working with private investors by providing public improvements <br /> that facilitate and enhance business enterprises in the downtown. <br /> As investor and developer interest shift focus to the fringe areas of the downtown, the City should <br /> encourage land uses that will accrue direct benefits to the downtown through increased visitors <br /> spending, such as: <br /> • Lodging — a priority site should be identified, most likely in the Highway 42 Revitalization Area, <br /> that could support the development of a boutique hotel, and marketed as such. The site should <br /> preferably be located within a quarter mile (walking distance) of the Historic downtown. <br /> • Public outdoor amphitheater — this should also be located within walking of the Historic <br /> Downtown. Events at this type of facility will not only enhance spending in downtown <br /> establishment by attracting visitors, but will also create a broader awareness of the downtown <br /> as a destination attraction among first time visitors. <br /> 38 <br />
