SUBJECT: RESOLUTION NO. 18, SERIES 2013 <br /> DATE: APRIL 16, 2013 PAGE 3 OF 4 <br /> possibility of a residential component being permitted in the Small Area Plan <br /> within Louisville Plaza (King Soopers)_ <br /> South Boulder Road and Highway 42 Corridors- Urban Corridor <br /> • Staff established a maximum commercial density with a Floor Area Ratio (FAR) <br /> of 1.0 fronting the arterial and a maximum FAR of .5 not fronting the arterial. <br /> Staff believes this change provides the upcoming Small Area Plan more control <br /> in determining the ultimate commercial density for the corridor. <br /> • Staff reduced the density range in this corridor from 15 to 30 units an acre to a <br /> density range of "Up to 25 dwelling units per acre" This change better reflects <br /> the current density of buildings and allows more flexibility to the small area plan <br /> in controlling the ultimate density for this area. <br /> • Staff added a green swath to the corridor with additional language indicating a <br /> desire to "concentrate development toward South Boulder Road expand <br /> Cottonwood Park and preserve a frail corridor" This modification would <br /> encourage the City, working with the community and developers, to provide <br /> additional amenities to the corridor and provide a better transition from the <br /> current higher density zoning along South Boulder Road to the adjacent single <br /> family neighborhood. <br /> McCaslin— Urban Corridor <br /> • Staff established a maximum commercial density with a Floor Area Ratio (FAR) <br /> of 1.0 fronting the arterial and a maximum FAR of .5 not fronting the arterial. <br /> Staff believes this change provides the upcoming Small Area Plan more control <br /> in determining the ultimate commercial density for the corridor. <br /> • Staff modified the density range in this corridor from 15 to 30 units an acre to a <br /> density range "Up to 30 dwelling units per acre" This change allows more <br /> flexibility in the small area planning process to control the ultimate density for this <br /> corridor. <br /> • Staff added a policy note stating "No Mixed Use streets should be designated <br /> north of Centennial Pavilion shopping center" This policy would effectively <br /> eliminate the possibility of a residential component being permitted in the Small <br /> Area Plan north of Centennial Pavilion shopping center (LaMar's)_ <br /> RECOMMENDATION <br /> Staff recommends approving Resolution No. 18, Series 2013. Alternatively, if Council <br /> would prefer to have an additional meeting to discuss the plan, it may be continued to <br /> the May 7. <br /> ATTACHMENTS: <br /> 1.
