<br /> <br />Post Office Box 471 Boulder, Colorado 80307 (303) 441-3929 <br />TDD Colorado Relay 1-800-659-2656 <br /> Income eligibility <br /> Criminal background, including national sex offender registry, terrorist database and nationwide <br />criminal history – any applicant who shows up on the terrorist or sex offender registry are <br />automatically determined ineligible and anyone with felonies within the past 5 years that are violent <br />crimes, sexually-based crimes, fraud, drugs, etc. are reviewed on a case-by-case basis for eligibility. <br /> If the applicant has any rental history within the last 5 years, we also check landlord references. <br /> <br />Once the applicant is approved by being determined eligible based on the above criteria, they are offered the <br />apartment. <br /> <br />At the time the Lease is signed, the PM meets with them in person and spends one to two hours going over <br />every clause of the lease, explaining the rules and the consequences for violating any clause in the Lease. <br /> <br /> <br />Staff office hours at the site <br />Kris Durso, Resident Services Coordinator, has open office hours on Tuesdays 1:00 -4:00 pm. She is also <br />available by appointment on other days. <br /> <br />Victoria Collins, Property Manager, has open office hours on Monday and Thursday afternoons, and works <br />from the Lydia Morgan office 20+ hours/week. She is also available by appointment. <br /> <br />Elissa Plancher, Section 8 Eligibility Coordinator, has office hours once per month, and is also available by <br />appointment. <br /> <br />Maintenance conducts two weekly walk-throughs and processes work orders through our work-order call <br />line. Emergency work orders are completed within 24 hours, and routine work orders within three business <br />days. <br /> <br /> <br />Resident Meetings <br />We were doing monthly resident meetings, but based on attendance and material for discussion, we decided <br />that was too frequent. Now we meet quarterly, and find we have a good balance of agenda items to fill the <br />time. Residents have many more frequently scheduled activities at the site, supporting a strong social <br />environment. <br /> <br />Smoking <br />Lydia Morgan is a non-smoking building. We had a severe issue with a resident who could not comply with <br />this rule, and we have worked with her to move from the building. <br /> <br /> <br /> <br />14
