1.7 "Property" means, collectively, the Real Property, and all of Seller's right, title and
<br />interest, if any, in the Contracts, the Intangible Property and the Personal Property, as such terms are defined
<br />below.
<br />1.7.1 "Real Property" means the vacant land consisting of approximately 13.32
<br />acres with a legal description of. Lots 6, 7 and 12, Colorado Technological Center Filing No. 2, City of
<br />Louisville, Boulder County, Colorado.
<br />1.7.3 "Contracts" means all assignable service, supply, maintenance and
<br />construction contracts, if any, relating to the Real Property or Personal Property and which Buyer chooses to
<br />accept.
<br />1.7.3 "Intangible Property" means all assignable intangible personal property, if
<br />any, owned by Seller on the Closing Date, including the right to use the current names, logos, trademarks and
<br />trade names of the Real Property (but not of the Seller or its affiliates, parents or subsidiaries) and all licenses,
<br />permits and certificates of occupancy issued by governmental authorities relating to the use, maintenance,
<br />occupancy and/or operation of the Real Property and Personal Property and any development approvals and
<br />Planned Unit Development (PUD) material pertaining to the Real Property and developed by Seller or owned
<br />by Seller.
<br />1.7.4 "Personal Property" means all fixtures, furniture, carpeting, draperies,
<br />appliances, building supplies, equipment, machinery, inventory, and other tangible items of personal property
<br />owned by Seller and affixed, attached to, placed or situated upon the Real Property and used in connection with
<br />the ownership of the Real Property. Personal Property does not include any items of personal property which
<br />are leased to Seller.
<br />1.8 "Purchase Price" means One Million Seven Hundred Thousand Dollars
<br />($1,700,000.00).
