He explained there are on- street spaces on <br />private streets, which have public access. <br />• Access: 3 primary point of access from Highway 42: Griffith, Short and South <br />Streets. Traffic signal planned for Short Street when warranted. 4 secondary <br />access points off the primary access points: 2 on Griffith Street; 1 on Short <br />Street and 1 on South Street. South Street Underpass. <br />• Plat — ROW Vacation: Request to vacate Lafayette Street for Community garden <br />and private parking lot/access road; Public Works reserves the right to require a <br />utility easement for storm sewer. <br />• Preliminary PUD Project: 14.18 acre site; 244 residential units; 12,000 SF <br />commercial /office; 2 acres of private green spaces with public access <br />easements; pedestrian plazas and new roadways; requires the demolition of 4 <br />existing structures (3 of which are 50 years or older); divided into 3 development <br />areas. <br />#1: 72 Townhome Units; 229 Parking spaces, rear loaded (alley); buildings face <br />right -of- way with windows and doors opening to street; complies with MUDDSG <br />with exception of a lot width waiver — 20' lot width request where 40' is required. <br /># 2: 36 Apartments /Condos; 87 parking spaces; buildings face right -of -way <br />with windows and doors opening to street; creates public plaza; complies with <br />MUDDSG. <br />#3: 136 Apartment/Condos; mixed use; 276 parking spaces; rear parking <br />(surface); buildings face right -of -way with windows and doors opening to street; <br />creates Woonerf; adjacent to South Street Underpass; complies with MUDDSG <br />with the exception of building length along street front - requesting 45 feet where <br />200 feet is required. <br />• Public Spaces: Community gardens; public plazas; Woonerf (designed to be <br />shared by pedestrians and vehicles). <br />• Density: Section 17.14.060 of the LMC: For developments with mixed -use <br />buildings containing both residential and nonresidential uses, residential density <br />is measured including the gross land occupied by the entire mixed -use building. <br />
