CITY OF LOUISVILLE <br />BOARD OF ADJUSTMENT <br />STAFF REPORT <br />October 16, 2013 <br />APPLICANT: David and Denise Benjes, 519 Adams Ave. <br />OWNER: Same <br />STAFF PLANNER: Gavin McMillan, AICP <br />LOCATION: 519 Adams Ave., Lot 59, Saratoga <br />ZONING: Residential Estate (R-E) <br />REQUEST: Case #13-041-VA — Approval of a variance from Section <br />17.12.040 of the Louisville Municipal Code (LMC) to allow an <br />addition to an existing attached garage, creating a lot coverage <br />of 21.3% where 20% is the maximum permitted. <br />BACKGROUND AND SUMMARY OF PROPOSAL: <br />The applicants, David and Denise Benjes, request a variance from the maximum lot <br />coverage requirement to allow for an addition to an existing attached garage located at <br />519 Adams Ave. The subject property is 8,385 square feet according to the applicant's <br />plans and contains a 1,915 square foot home and finished basement, and a 400 square <br />foot attached garage according to the Boulder County Assessor. According to the <br />applicant's architect's field measurements, the footprint of the existing structures is 1,408 <br />square feet which results in an existing lot coverage of 16.79%. <br />1 <br />
