Board of Adjustments <br />To whom it may concern, we are requesting a variance because we wish to build an <br />extension to our garage in order to gain more storage space for our home. In doing <br />this, we will exceed the build out the property just over the allowable limit of 20% <br />(21.3%). <br />In considering my request, we have responded to the questions presented in the <br />Zoning Variance Request <br />1) That there are unique physical circumstances or conditions such as <br />irregularity, narrowness or shallowness of lot, or exceptional topographical <br />or other physical conditions peculiar to the affected property; <br />a. The lot is under the average lot size for the neighborhood (by over <br />3,000 square feet). If we were at the planned 12,000 square feet for <br />our lot, we would be under the 20% Iimit. <br />2) That the unusual circumstances or conditions do not exist throughout the <br />neighborhood or district in which the property is located; <br />a. The average lot size for Louisville and our development is 12,000, <br />making our lot unusual to the designed lot size. <br />3) That because of such physical circumstances or conditions, the property <br />cannot reasonably be developed in conformity with the provision of this title <br />(Louisville Zoning Code); <br />a. Our request to build an addition exceeds the allowable limit of 20% <br />because of the size of the lot. <br />4) That such unnecessary hardship has not been created by the applicant; <br />a. The storage to livable space is limited in the design of our home. <br />5) That the variance, if granted, will not alter the essential character of the <br />neighborhood or district in which the property is located, nor substantially <br />or permanently impair the appropriate use or development of the adjacent <br />property; <br />a. Our intent is to increase the value of our home and the homes around <br />us with this improvement. The design of the extension will match the <br />existing structure, fitting into the neighborhood rather than a <br />separate structure (like a shed) that appears out of place. <br />6) That the variance, if granted, is a minimum variance that will afford relief and <br />is the Least modification possible of the provisions of this title (Louisville <br />Zoning Code), which are in question. <br />a.
