Planning Commission
Staff Report
July 11, 2013
motorcycle/scooter parking. The 30 bicycle parking places are not included in the overall
parking count.
The on-site surface lots are located behind the building allowing the building to be
pushed towards the public right of way. The northernmost building (facing the
community gardens) provides tuck under parking.
Woonerf
The primary design function of this development is the introduction of a "Woonerf" on
Cannon Street. A Woonerf is a Dutch word for a street where motorists and other users
share the street without boundaries.
The concept seeks to minimize demarcations between vehicle traffic and pedestrians,
often by removing features such as curbs, road surface markings, traffic signs, and
regulations. Typically, Woonerfs are narrower streets within densely populated urban
residential areas.
Design schemes reduce the vehicle speeds and creating a greater sense of uncertainty
and making it unclear who had right of way, all users raise roadway awareness,
improving safety. Public works staff is comfortable with the concept giving the anticipated
low traffic volumes.
The Public Works Department has expressed some concern that the turning radii at
some intersections may be too tight for fire trucks and other large vehicles, such as
transit buses. Staff recommends a condition of approval requiring the applicant to
provide turning templates and show all corners are navigable before the approval of the
final plat and PUD. •
I !,Jr_ s ti}yam • 40.4.,
14- r
•
I' M
a' A' •
Woonerf in Cherry Creek
15
