The first development request <br /> (under review by City Council) is the Coal Creek Station PUD. <br /> The Highway 42 <br /> Revitalization Area, which <br /> is bounded by South South Boulder Rd. <br /> Boulder Road (north), <br /> Highway 42 (east), BNSF RM <br /> Rail line (west) and Pine MU-R <br /> Street (south), was MI CC <br /> chosen for redevelopment = ; Park <br /> following the Regional o ""p"r'" RTD <br /> Transportation District a L Tele-Comm <br /> (RTD) commitment to <br /> provide a future rail <br /> station for the Northwest <br /> commuter rail line portion Lafayette St <br /> of the FasTracks <br /> initiative. Caledonia St <br /> The City of Louisville / t <br /> !Owl SI <br /> developed the Highway <br /> 42 Framework Plan in <br /> 2003 to define a vision for g„.t, <br /> the area which would be <br /> compatible with <br /> Walnut xt s <br /> Downtown Louisville and <br /> oriented toward the future <br /> spi.ce St; . - - <br /> transit investment. The 1 _- <br /> Framework Plan included __ - - <br /> a proposed street network <br /> enhancements and a <br /> recommendation to <br /> signalize the intersection <br /> at Highway 42 and Short Street. <br /> In 2007, the City of Louisville created the Mixed Use Overlay District (Sec. 17.14 of the <br /> LMC) and the Mixed Use Development Design Standards and Guidelines (MUDDSG) to <br /> provide the regulations necessary to guide and shape future development in area. The <br /> MUDDSG was facilitated by City staff and drafted by Clarion and Associates, through an <br /> open and inclusive public process. These guidelines were Louisville's first attempt at <br /> regulating mixed-use development. The ideas and concepts included in the MUDDSG, <br /> including Exhibit A (shown above), were all pedestrian focused and intended to create a <br /> walkable environment compatible with Downtown Louisville and oriented transit. <br /> 3 <br />
