BACKGROUND: <br /> The applicant, PEH Architects, is requesting an amendment to an approved final <br /> Planned Unit Development (PUD) to allow for two alternative development options. The <br /> original PUD for 1772 Prairie way was approved in 2007 and allowed a 98,591 square <br /> foot flex industrial building to be built in one phase. That PUD received date extensions <br /> and is valid until October 4, 2014. <br /> The applicant is requesting an alternative development plan be added to the PUD, <br /> allowing an 83,291 square foot industrial flex building to be built in two phases. If <br /> approved, this would allow the property owner to build either option. The applicant is <br /> also requesting a date extension to the original PUD, so both options will be valid for <br /> three years from the date of approval. <br /> The site is located in the Colorado Technology Center (CTC) on the southwest corner of <br /> Taylor Avenue and Prairie Way. The property immediately to the west of the applicant's <br /> site is Vaisala Inc. The property to the southeast is currently the home of Pearl Izumi <br /> and the property to the north, across Taylor Avenue, is the new home of Pearl Izumi, <br /> currently under construction.
