<br />RESOLUTION NO. 50, SERIES 1992 <br /> <br />A RESOLUTION APPROVING A FINAL PUD DEVELOPMENT PLAN AND <br />FINAL SUBDIVISION PLAT FOR CENTENNIAL HEIGHTS WEST <br /> <br />WHEREAS, <br /> <br />there has been submitted to the Louisville City Council, by Sheffield Homes, <br />represented by Jim Sheffield, a request for approval of a Final PUD Development Plan <br />and Final Subdivision Plat for Centennial Heights West. <br /> <br />WHEREAS, <br /> <br />all materials related to the Final PUD Development Plan and Final Subdivision Plat <br />have been reviewed by City staff and the Planning Commission and found to be in <br />compliance with the Louisville Zoning Ordinances, Subdivision Regulations, and related <br />policies; and <br /> <br />WHEREAS, <br /> <br />after a properly advertised public hearing concerning said Final PUD Development Plan <br />and Final Subdivision Plat, the Planning Commission recommended to the City Council <br />approval with conditions as follows: <br /> <br />1. The applicant shoU provide a twenty (20) foot wide soft surface roadway within a <br />thirty (30) foot wide emergency access easement. <br />2. The applicant shoU provide to staff documentation from BomaTt authorizing the <br />BOA to maintain the off-site emergency fire access until Parcel C is developed. <br />3. The BOA obligation to maintain the secondaty fire access shoU be referenced in <br />the BOA bylaws and articles of incotpOration. The applicant shaU submit to staff <br />a recorded copy of the pertinent BOA documents prior to the issuance of building <br />permits for lots 6 through 30 inclusive. <br />4. The applicant shoU secure both ends of the secondaty access by choin and post or <br />boUards. Signage may also be necessary to advise driven of restricted access. <br />Roadway delineoton shoU be required every 50 feet per the fire district. <br /> <br />WHEREAS, <br /> <br />the City Council finds that said Final PUD Development Plan and Final Subdivision <br />Plat for Centennial Heights West should be approved. <br /> <br />NOW, THEREFORE, LET IT BE RESOLVED that the City Council of the Qty of Louisville, Colorado <br />does hereby approve the Final PUD Development Plan and Final Subdivision Plat for Centennial Heights <br />West.
