Lightinq:
The applicant has submitted a lighting plan which includes downcast wall lights on the
building. Lights on the front and north side of the building would be a historically
compatible style. Lights on the rear of the building would be more modern and provide
adequate lighting for the rear service area. Both light standards meet the requirements
of the Design Handbook.
Floodplain
The current building and the proposed addition are both in the floodplain. The applicant
has applied for a floodplain development permit from the Board of Adjustment and is
requesting a variance from the Floodplain Development Code to allow the construction
of the addition. The Board of Adjustment will hear the application on January 15, 2014.
Staff requires a flood development permit be received prior to City Council submittal.
Landmarkinq
In conjunction with this PUD application, the applicant has also requested landmark
status for the existing structure, and grants from the Historic Preservation Fund for
preservation and restoration work on the existing structure and for the construction of
the addition. The Historic Preservation Commission is reviewing the applications and
will forward its recommendations to City Council. City Council will review the PUD,
landmark, and grant applications together.
STAFF RECOMMENDATION:
