Planning Commission <br />Meeting Minutes <br />December 12, 2013 <br />Page 3 of 9 <br />McCartney stated the development does need to provide public benefits, which is being <br />provided through trail connections and the roadway extension. <br />Brauneis asked if a trail along the ditch will be a safety issue. <br />McCartney stated the ditch will be piped so there should not be a safety issue. <br />Brauneis asked if this development is taking into account the potential for cutting off any <br />other properties for connectivity. <br />Russ stated this development is actually celebrating connectivity. <br />Brauneis inquired why the garages are coming so far forward in this development. <br />McCartney stated the proposal is for an urban development therefore the architecture is <br />intended to be brought forward with "eyes on the street ". <br />Applicant Presentation: <br />Justin McClure presented for the applicant. He stated this development is part of an <br />extension of Steel Ranch and the high quality infrastructure of this area. He spoke <br />directly to his PowerPoint which gave colored site plans and renderings of the future <br />development. <br />David Sinkey spoke for Boulder Creek Builders. He stated the intent behind the <br />development is for empty nesters looking to downsize. He added all of the units are <br />singe story and the extended garages add for a quality street scene. The interior <br />footprint is intended for "aging in place" and therefore has a seamless floor elevation. <br />He added the patio areas out front allow occupants to have living areas on both the <br />front and back of the property and allow for a more social streetscape. <br />Sinkey added they have agreed to build a 6 foot fence on the north side of this <br />development to buffer the Steel Ranch neighbors to the north, due to the grade <br />difference. <br />Commission Questions of Applicant: <br />Brauneis asked if the garage layout was a standard for all units. <br />Sinkey stated it is a design element carried throughout the development. <br />Brauneis asked if there was any consideration for solar. <br />Sinkey stated these structures has a very high HERS score and is very sustainable. He <br />stated the nature of the roofs provide for solar if the owners so choose to place them. <br />Public Comment: <br />Gary Larson, 2189 Park Lane, stated he and his wife moved to Steel Ranch from <br />Lafayette because they were empty nesters and needed to downsize. He read from the <br />letter he submitted and was supportive of this development. He added a light at <br />Paschal would be much appreciated. <br />
