b. Year of construction or estimate: 1904
C. Is the building designated as a landmark or in an historic district? (local, state, or federal) if
so, what is the name of the landmarked property: No
Applied for through City
D. Attach information on the history of the site, including old photos and social history if
available.
Previously Submitted
E. Primary Use of Property (check one): ^Residential
X Commercial
3. PROJECT DESCRIPTION (Please do not exceed space provided below.)
a. Provide a brief description of the proposed scope of work.
Restore and renovate existing historic building and systems to extent economically
feasible, add approximately 980 SF addition to south of building.
b. Describe how the work will be carried out and by whom. Include a description of elements to be
rehabilitated or replaced and describe preservation work techniques that will be used.
The work will be organized and carried out by architect Chuck Sanders, AIA,
structural engineer John Baur, general contractor Horizon West Builders, Inc., and
mechanical engineers Boulder Engineering, Jerry Novotny. The existing historic structure
will be preserved, strengthened and protected. Its systems will be updated and an addition
added to give the building a chance of competing in modern times.
c. Explain why the project needs rehabilitation grant funds now. Include a description of
community support and /or community benefits, if any.
The project needs rehabilitation grant funds now because without them, land marking,
preserving and restoring the building would be economically unfeasible and ill advised.
An owner would be better off putting as little as possible into the building and not putting
landmark restrictions of the building, and watching the real estate market for other potential
opportunities for the property such as the large commercial building located right next
door to the south. Now is the time to protect and preserve this property for the whole
community.
