Provide a brief description of the proposed scope of work. <br />Restore and renovate existing historic building and systems to extent economically <br />feasible, add approximately 980 SF addition to south of building. <br />b. Describe how the work will be carried out and by whom. Include a description of elements to be <br />rehabilitated or replaced and describe preservation work techniques that will be used. <br />The work will be organized and carried out by architect Chuck Sanders, AIA, <br />structural engineer John Baur, general contractor Horizon West Builders, Inc., and <br />mechanical engineers Boulder Engineering, Jerry Novotny. The existing historic structure <br />will be preserved, strengthened and protected. Its systems will be updated and an addition <br />added to give the building a chance of competing in modern times. <br />c. Explain why the project needs rehabilitation grant funds now. Include a description of <br />community support and /or community benefits, if any. <br />The project needs rehabilitation grant funds now because without them, land marking, <br />preserving and restoring the building would be economically unfeasible and ill advised. <br />An owner would be better off putting as little as possible into the building and not putting <br />landmark restrictions of the building, and watching the real estate market for other potential <br />opportunities for the property such as the large commercial building located right next <br />door to the south.
