(M.J) 44~ -U.9.9 <br /> <br />October 31, 1991 <br /> <br /> <br />Mr. Paul Wood <br />City Planner <br />City of Louisville <br />749 Main Street <br />Louisville, Colorado 80027 <br /> <br />Dear Paul: <br /> <br />We request that the City approve a Replat within Coal Creek Ranch <br />Filing 1, this Replat consists of Outlots "E" and "F". <br /> <br />The reason for this request is to allow a portion of the out lots to <br />be changed from public to private ownership. The approved pLans <br />detailed these outlots to be planted in a low maintenance, naUive <br />grass to be maintained after the one year warranty period by the <br />city. The adjacent homeowners had approached the city with the <br />request that the outlot be sodded and sprinklers installed and the <br />level of maintenance be raised. After several discussions with the <br />Parks and Recreation staff it was decided that the city would not <br />want the responsibility of long term maintenance. As a compromise <br />position it was decided that if the outlot could be parceled out <br />among the adjoining owners everyone's desires could be met. <br /> <br />The replat reflects the extension of existing property lines into <br />the outlot and a six foot public outlot where the four foot <br />sidewalk currently exists. There is a blanket utility easement for <br />all of the original outlot so no utilities will have to be <br />relocated. The large easterly portion of Outlot "E", along the <br />golf course will remain public and in a natural state as originally <br />planned.
