A subcommittee was formed and conducted a site visit on January 6, 2014. The
subcommittee recommended that this request be heard by the Commission because
the house appears to have retained its historic character.
ARCHITECTURAL INTEGRITY:
The existing structure is a one story single - family house built around 1892. The house
is pyramidal and appears to have retained its overall form since at least 1948. The front
porch has retained its form since 1948, but materials have changed. The pillars are no
longer the same, and the siding has changed from wood to stucco. The front windows
and door are not original, but the openings are the same size and location as in the
1948 photo. The roofing is not original.
CONCLUSION AND RECOMMENDATION:
The house appears to have retained its form and front porch is clearly more than 50
years old. While the loss of the front porch and alteration of the windows and doors
would detract from the historic character of the house, the proposed changes are
compatible and would not result in a complete loss historic character. There is not a
strong social history.
Staff recommends releasing the permit. While the changes would result in some loss of
historic character, they would also make the home more functional, and therefore less
likely to be demolished and replaced in the future. The overall form and character of the
house would be retained, and staff believes the long -term benefits of the proposed
changes outweigh the associated loss of character. The HPC may release the permit,
or place a stay on the application for up to 180 days from the date of application, which
was November 26. 2013.
SUPPORTING DOCUMENTATION AND INFORMATION:
Attached for your review are the following supporting documents:
• Demo permit application
• Plan set
• Social history
4
