Sean McCartney
Principal Planner, City of Louisville
749 Main Street
Louisville, CO 80027
Re: PUD application- Proposed Use
931 Main Street
Emily Kean, Ph.D.
Clinical Child Psychologist
I am a licensed psychologist and have been practicing in downtown Louisville for the past 5
years. My husband, children and I have lived in Old Town for over 10 years. Professionally, I
work primarily with children and families who have a number of unique strengths and challenges.
As I listen to kids talk and parents struggle to support them, I am often reminded of the powerful
importance of seeing children holistically and the need to integrate different therapeutic services to
best serve their needs. It has been my dream to create a center where professionals from different
therapeutic modalities can come together to provide integrative care for children and families.
We are proposing to keep the existing building at 931 Main as a commercial /retail space.
This best serves the growing retail needs of Old Town, while preserving a historic feel. We then
propose to build a separate office building behind the retail space. This new building will become a
center for integrated services for children and families. It will include psychotherapy services as
well as occupational therapy and educational support for children and families. The space will be
composed of 3 -4 individual offices as well as a common space for therapeutic groups and
community gatherings.
The Center will be open primarily during normal business hours with occasional evening
meetings or groups. There will be little to no noise impact and traffic to and from the building will
be similar to the other therapy- oriented buildings in downtown. The Center will have two dedicated
parking spaces in the back of the property, which will be solely available for client use. Additional
street and lot parking is available directly in front of the building on Main St. and on South St. As
the majority of our services will be provided during daytime hours, we do not anticipate conflict
with times when parking does become tight in the downtown area.
We strongly feel that the creation of this type of center will be a valuable addition to
downtown Louisville. As the population of Louisville continues to grow to include many families
with children, it is important that there are numerous, quality services for children within the
community. It doesn't make sense for families to drive to Boulder or Denver to meet these needs
when there are many highly qualified individuals right here in town. Furthermore, if we can
integrate services and support families, we are supporting and developing our community as a
whole. The building has been designed to fit well within the existing architecture of Louisville and
is consistent with the existing structure on the lot.
Sincerely,
t L.)c.Ls,,c1,1
"Emily andlJason Kean
Property Owners
1314 Main St., Suite 200, Louisville, CO 80027 . 303.868.2058 • I7rEnilyKcan(k;:coincast.net
