There were no conflicts <br />received. <br />Fuller stated he believes he has a conflict of interest and gave the chairman duties over <br />to Stuart. <br />McCartney summarized the request for a variance at 517 Lincoln Avenue, gave the <br />following information: <br />• Background: <br />a. Existing Structure built in 1896 <br />b. 2,263 SF building (existing); Garage 600 SF (existing) <br />c. Building is currently oriented towards Lincoln, even though frontage <br />is legally Hutchinson <br />• The existing house, which has been on the property for over 100 years, is <br />currently considered non - conforming due to rear yard setbacks. <br />• Due to the orientation of the property, and because the applicant wants to retain <br />a portion of the original structure, the applicant must request a 15 foot rear yard <br />setback variance to allow for the new addition to be located within 7 feet from the <br />rear property line (north). <br />• The roof pitch variance is also required due to the removal of more than 50% of <br />the existing structure. <br />• Staff states all criteria of the above section have been met with this project. <br />Questions from Board to Staff: <br />None <br />Applicant Presentation and questions from the Board to the applicant: <br />Andy Johnson, applicant's representative, gave the following information: <br />• Agrees with staff presentation. <br />• Believes the property truly orients to Lincoln even though the code says it orients <br />to Hutchinson. <br />Malmquist states he loves the garage and was wondering if the new addition to the <br />house would have matching roof pitch towards the garage. <br />Johnson stated the primary roof of the addition will match the roof pitch, which is 6:12, <br />of the existing garage. <br />
