They have been dealing for some time with Chuc Nguyen
wanting to do automobile repair for people at his home. They had sent a letter to Nguyen stating that
he was violating the covenants of the Association by repairing several cars in his driveway, even a
school bus. The Homeowner's Association asked Council not to change the zoning in favor of
automobile repair as a home occupation. He pointed out that Nguyen had had many other problems
with the covenants in the neighborhood including trash on the side yard, landscaping, and cable TV
antennas. He stated that this is just the tip of the iceberg. Nguyen had stopped doing his business
in the driveway for now. Boland felt the Association may have to go to civil court for resolution of
the covenant violations.

Davidson stated that Council had no intention of changing the ordinance.

COUNCIL INFORMATIONAL ITEMS ON PERTINENT ITEMS
NOT ON THE AGENDA

Davidson had noticed an article in the Boulder Daily Camera regarding Louisville's commitment to
the new high school. He reviewed some of the figures and commitments Louisville had made.

1.) Council signed a letter to the School District some time ago committing to give them
the equivalent cost of half the cost of the property that the high school would be
located on, which is about $350,000.
2.) Council agreed to waive the open space requirement for the high school and the K-8.
This is worth $168,000 at the cost that the School District paid for the land.
3.) Louisville is improving 88th Street to Dillon Road at a cost of $508,000. The School
District would only be responsible for that part of the road in front of them, which
would be about $204,000 of the $508,000.
4.) Louisville would be extending the waterline to the school property, which would
normally be paid by the developer, about $190,000.

2
