RESOLUTION NO. 27 <br />SERIES 2014 <br />A RESOLUTION APPROVING A FINAL PLANNED UNIT DEVELOPMENT (PUD) FOR <br />THE CONSTRUCTION OF A 2,200 SQUARE FOOT OFFICE BUILDING BEHIND AN <br />EXISTING BUILDING AT 931 MAIN STREET ON LOT 2, BLOCK 5 OF THE TOWN <br />OF LOUISVILLE SUBDIVISION. <br />WHEREAS, there has been submitted to the Louisville City Council an <br />application for approval of a final planned unit development (PUD) plan for the <br />construction of a 2,200 square foot office building behind an existing building at 931 <br />Main Street on Lot 2, Block 5 of the Town of Louisville Subdivision; and, <br />WHEREAS, all materials related to the final PUD development plan have been <br />reviewed by City Staff and the Planning Commission and found, subject to conditions, <br />to be in compliance with the Louisville zoning ordinances, subdivision regulations, and <br />related policies; and <br />WHEREAS, the City Staff has reviewed the information submitted and found <br />that, subject to conditions, the application complies with the Louisville zoning and other <br />applicable sections of the Louisville Municipal Code; and, <br />WHEREAS, after duly noticed public hearing where evidence and testimony was <br />entered into the record, including without limitation the findings in the Louisville <br />Planning Commission Staff Report dated April 10, 2014, the City of Louisville Planning <br />Commission approved a resolution to forward a recommendation of approval, with <br />conditions to the City Council; and, <br />WHEREAS, City Council has reviewed the application, including the <br />recommendation of the Planning Commission and finds that said final PUD <br />development plan should be approved, subject to the following conditions: <br />1. A Sewer Agreement between property owners shall be approved prior to <br />recordation of the PUD. <br />2. A Parking Agreement for an offsite parking space shall be approved prior to . <br />recordation of the PUD, or a parking fee in lieu of $3,600 for one parking space <br />shall be required. <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado, based on the evidence and testimony presented at the hearings, <br />does hereby approve the final PUD development plan for the construction of a 2,200 <br />square foot office building behind an existing building at 931 Main Street on Lot 2, Block <br />5 of the Town of Louisville Subdivision, subject to the conditions set forth above. <br />Resolution No. 27, Series 2014 <br />Page 1 of 2 <br />
