TIMES 5/11/96) <br /> <br />Griffiths read by title only Ordinance No. 1219, Series 1996, "An ordinance renaming the street <br />known as "Dyer Road" located west of McCaslin Boulevard to "Dillon Road". <br /> <br />Paul Wood, Planning Director, stated that prior to this hearing he had not received any further <br />concerns from the joint property owners on Dyer Road. <br /> <br />Davidson opened the public hearing calling for anyone wishing to speak on this ordinance. <br /> <br />NONE <br /> <br />Davidson closed the public hearing and called for Council comments or motions. <br /> <br />Howard moved that Council approve Ordinance No. 1219, Series 1996, renaming Dyer Road on <br />second and final reading. Motion passed by a 7 - 0 vote. <br /> <br />RESOLUTION NO. 33, SERIES 1996 - FINAL SUBDIVISION PLAT FOR PARCEL Ll, <br />CENTENNIAL VALLEY, FILING NO.3, AND FINAL PUD DEVELOPMENT PLAN FOR <br />PROPOSED LOT 3 (FIREGRILL), LOT 4 (CHILI'S), AND LOT 5 (EAGLE HARDWARE) <br /> <br />Paul Wood, Planning Director, stated that the subdivision plat is for six lots, approximately 23 acres. <br />He reviewed the sidewalk, landscaped pedestrian links, and lighting. The Firegrill Restaurant on Lot <br />3 will be 6,406 s.f. with three wall mounted signs, each being 40 s.f., 97 parking spaces, and 31 % <br />landscaping. A 5,997 s.f. Chili's Restaurant will be on Lot 4 with 115 parking spaces, three wall <br />signs, nine roof mount flood lights, and a series of wall mounted, down directed fixtures. Lot 4 <br />requested a variance from the perimeter tree count to leave a view corridor from the intersection to <br />the front of the building. Lot 5, Eagle Hardware, reflected 140,141 s.f. , on 13.5 acres, 25.7% <br />landscaping, with 547 parking spaces, three, proposed wall signage of 192 s.f. on the east, west, and <br />south building elevations and one monument sign on Dyer Road. May 14, 1996, Planning <br />Commission approved Resolution No. 12 with 14 conditions, six of which remain outstanding and <br />are on Resolution No. 33. Staff requested the applicant provide additional notes to the PUD <br />reflecting that the access points are subject to modification by the City at its sole discretion, if <br />warranted in the future. He stated that that had been done. The Planning Commission requested that <br />the head-in parking in front of Eagle be removed and additional landscaping be installed in its place <br />to eliminate potentially hazardous backing movements into the access drive and provide additional <br />landscape to break up the mass of the building.
