Identification of non-local assistance programs which may be <br />available to the City to finance water and sewage treatment <br />plant expansion and improvements. <br />H. Identification of any special arrangements which may be uti]ized <br />to finance developer installed facilites (such as districts or <br />recovery programs) or revenue bonds. <br />I. Summary table of all the above. <br />VI. DEVELOPMENT STAGIflta <br />A. Identification of the current market (demand) for all types of land <br />use and development and the strategy for appealing to the market. <br />B. Identification of the financial resources availabe to the developer <br />applicable to this development with emphasis on any potentially <br />limited factors. <br />C. Identification of any limitations which may be imposed by the <br />City's inability to provide water and sewer service. <br />D. Indentification of any other limiting factors such as availablity <br />of gas taps etc. <br />E. Based on the plans of the developer and above identified limiting <br />factors, a staged development plan shall be presented, both graph- <br />ically and in text. Said plan shall include: <br />1. Areas to be developed during each stage including the pertinent <br />quantitive information concerning housing type and density, <br />commercial and industrial development by type, socio-economic <br />data, community facilities required with emphasis on water and <br />sewer system expansion and extension, cost-revenues and the <br />ability of the stage to be self sufficient in case subsequent <br />stages are delayed or can not be developed. <br />-10- <br />
