Due to a drainage ditch and the abutting school property, the 517 Lincoln Ave <br />parcel of land has alway been with out alley access. These circumstances contribute to a <br />less than standard lot depth. The standard lot depth is 125' in Old Town. <br />The owner is interested in subdividing the property into two separate properties. The subdi- <br />vision will be contingent upon providing two off street parking spaces for the North subdi- <br />vided property. To accomplish this we are proposing a new curb cut, and concrete apron up <br />to the east proper line, with an improved surface driveway (gravel) extending into the proper- <br />ty to a depth sufficient to accommodate the required parking spaces.See the attached site <br />plan drawing for more details. <br />17.12.040 of the Municipal Code indicates that any interior lot within the zoning district RL <br />shall have a minimum lot width of 70 feet, and a minimum lot area of 7,000 sf. It also indi- <br />cates that a corner lot shall have a minimum lot area of 8,000 sf (footnote 1). The proposed <br />subdivided properties will not be able to either meet the minimum width, or meet the mini- <br />mum lot area. <br />The proposed subdivision will create two separate properties of unequal size. The proposed <br />southern corner lot shall have a lot width of 65', a depth of 114.5', and lot area of 7,442 sf. <br />The proposed northern lot shall have a lot width of 60', a depth of 114.5', and a lot area of <br />6,870 sf. <br />VARIANCE REQUEST <br />We are requesting a variance for a narrower than 70' lot dimension for both lots (A) and less <br />than minimum lot area for an interior lot and a corner lot (B). <br />VARIANCE REQUEST CRITERIA <br />Below is an outline of how we meet the variance criteria for the requested variance. <br />1. That there are unique physical circumstances or conditions such as irregularity, <br />narrowness or shallowness of lot, or exceptional topographical or other physical <br />conditions peculiar to the affected property; <br />(A) The existing property along Lincoln Ave is too narrow at 125' wide, and will not be <br />able to accommodate two lots consisting of a minimum width of 70'. <br />(B) The existing 114.5' deep property is shallower than the standard 125' deep lot in Old <br />Town. If the 517 Lincoln Ave property had a depth of 125', the two new properties <br />could be subdivided and could meet the minimum lot area requirements. If the lot had <br />
