Louisville <br />" ` Elementary <br />Scho.l <br />BACKGROUND: <br />The applicant is requesting variances to the minimum lot size, minimum lot area and rear <br />yard setback variance for the property located at 517 Lincoln Avenue. The subject <br />property includes five platted 25' X 125' lots in the Capitol Heights Subdivision (1904). The <br />existing home was built in 1896. The home and its subsequent additions contain <br />approximately 2,263 SF with a 600 SF detached garage. This property recently came <br />before the Board of Adjustment in February for a request to expand the existing home. A <br />variance request modifying the rear setback was approved in February of this year. <br />The property was developed prior to the City adopted zoning regulations. However, <br />modifications to the structure are now subject to the standards outlined in Title 17 (Zoning) <br />of the Louisville Municipal Code (LMC). The property is located in the Residential Low <br />(RL) density Zone District and is also subject to the standards outlined in the Old Town <br />
