LOUISVILLE MILL SITE LLC
950 Spruce Street, Suite 1A, Louisville, CO 80027 303.673.9304
Mr. Troy Russ, Planning Director
Mr. Scott Robinson, Planner
City of Louisville, Colorado
749 Main Street
Louisville, CO 80027
3 April, 2014
Troy and Scott,
Re: Louisville Mill Site Redevelopment
Preliminary PUD and Preliminary Subdivision Plat
500, 540, 544 County Road (Front Street)
We are very pleased to be submitting the Preliminary PUD and Plat for the Louisville Mill Site
Subdivision at this time. This is a very unique and rewarding project for us, and we are very
appreciative of the City of Louisville for working together with us to stabilize the historic Grain Elevator
structure, and facilitate the sale of the property to Louisville Mill Site LLC. We have been working very
hard over the past few months on two fronts. First to initiate the mitigation and structural stabilization
of the Grain Elevator, and secondly to refine a vision for the redevelopment of this site to provide an
economically viable solution to revitalize one of Louisville's oldest commercial sites.
As you are aware, this is the first step necessary to provide a legal lot for the grain elevator building,
separated from the Caranci property to the south. With the completion of the Preliminary PUD and
Plat, we will apply for our Final PUD and Plat, as well as a City of Louisville Landmark designation for
the Historic Grain Elevator property, and Landmark Alteration Certificate for the modifications to the
Grain Elevator. We will also finalize the Conservation Easement for Lot 2 of the Louisville Mill Site
subdivision to protect the Historic Grain Elevator in perpetuity. We appreciate your assistance getting
us to this point, and look forward to working together with the City to save one of Louisville's most
important historic buildings, and to create a viable economic engine for us to support our ongoing
responsibility for the care and maintenance of this historic resource.
As we have discussed, our vision for this project includes some form of public interaction with the
Grain Elevator, hopefully through a commercial use which would be appropriate to this historic venue,
or the possibility of a private, or public museum space. We envision the Mill Site Green as a
comfortable outdoor gathering space for the south end of Downtown, within the shadow of the historic
Grain Mill and close to new shops and places to grab a quick bite, or have a nice dinner. Summer
activities on the lawn, and gatherings around the fire pit in the fall and winter will activate the Mill Site.
Please consider this Preliminary Planned Unit Development Plan and Subdivision Plat for these
combined properties. We look forward to your comments as we move forward with this important
redevelopment project for Louisville.
Sincerely,
Erik Hartronft, Manager, L - C
President, Hartron Asso « =tes, p.c.
President, Caranci Inc.
M:1 MAIN Ot351 Proj11252- LsviGralnElevatorIProject Adm n1.IMEMO- PUD- LMSLLC„040314 doc
Randy Caron ana g er , LMSLLC
