RESOLUTION NO. 35 <br />SERIES 2014 <br />A RESOLUTION APPROVING A FINAL PLANNED UNIT DEVELOPMENT (PUD) PLAN <br />TO ALLOW FOR THE CONSTRUCTION OF A 22,800 SQUARE FOOT BUILDING <br />CONSISTING OF WAREHOUSE, MANUFACTURING, AND ACCESSORY OFFICE <br />SPACE ON LOT 10, BLOCK 1, OF THE BUSINESS CENTER AT CTC SUBDIVISION <br />WHEREAS, there has been submitted to the Louisville City Council an application <br />for a final planned unit development (PUD) to allow for the construction of a 22,800 square <br />foot building consisting of warehouse, manufacturing, and accessory office space on Lot <br />10, Block 1, of the Business Center at CTC Subdivision; and <br />WHEREAS, the City Staff has reviewed the information submitted and found it <br />complies with Louisville Municipal Code Chapter 17.28; and <br />WHEREAS, after a duly noticed public hearing on June 12, 2014, where evidence <br />and testimony were entered into the record, including the findings in the Louisville Planning <br />Commission Staff Report dated June 12, 2014, the Planning Commission recommended <br />approval of said PUD to the City Council; and <br />WHEREAS, there is evidence suggesting the proposed use will not require as many <br />parking spaces as would normally be required for such a use and it is reasonable to defer <br />the construction of up to 10 parking spaces to a later date when evidence suggests that <br />the demand for such spaces warrants their construction; and <br />WHEREAS, City Council has reviewed the application, including the <br />recommendation of the Planning Commission, and finds that it complies with Chapter <br />17.28.210 of the Louisville Municipal Code; <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of Louisville, <br />Colorado does hereby approve a final planned unit development (PUD) to allow for the <br />construction of a 22,800 square foot building consisting of warehouse, manufacturing, and <br />accessory office space on Lot 10, Block 1, of the Business Center at CTC Subdivision with <br />one condition: <br />1. At any date in the future, the City may require and the property owner must <br />construct 10 additional parking spaces if evidence indicates parking demand <br />warrants the construction of the 10 additional parking spaces.
