The applicant is seeking to build a new rear deck on the west side of the existing house. <br />The footprint of the proposed deck is 96 square feet, and would increase the total lot <br />coverage to 24% (from 1,529 square feet to 1,625 square feet). The RE Zone District <br />allows a maximum lot coverage of 20 %. The proposed improvements would exceed the <br />maximum lot coverage permitted under the zoning code by 4 %, and approval of a variance <br />from the requirements of the Municipal Code is required before building permits can be <br />issued. <br />BACKGROUND: <br />The existing home at 151 Lois Drive was built in 1984 in the Centennial Valley Filing 3 <br />Subdivision and at time of construction already exceeded the 20% lot coverage <br />established for the RE zone district (the house currently covers 23% of the property). The <br />subdivision was approved as a Planned Unit Development (PUD) under Section 17.28 of <br />the LMC. Section 17.28.110 of the LMC states the yard and bulk requirements of the <br />underlying zone district apply unless they are specifically modified by the PUD. The <br />Centennial Valley Filing 3 PUD modified the setback requirements for the houses in the <br />subdivision, but did not modify the lot coverage. <br />2 <br />
