BACKGROUND: <br />The applicant, Rich Trevino, is requesting a 2 foot side yard setback variance, and to allow <br />a structure to be placed within 10 feet of an existing house on an adjacent lot, for an <br />addition to the existing house on his lot. If approved the addition would be located 5 feet <br />from the southern property line. <br />According to the Boulder County Assessor, the northeastern portion of the existing house <br />was originally built in 1920, but could be even older. Then in the mid 1970's an addition <br />was attached to the west of the older home, which included the existing single car garage <br />and a second floor addition. The applicant has provided a copy of an improvement survey <br />showing the existing structure is 3.2 feet from the northern property line and 8 feet from the <br />southern property line. The addition would be on the west side of the existing structure, in <br />line with it on the north side. <br />2 <br />
