Planning Commission <br />Meeting Minutes <br />March 14, 2013 <br />Page 3of 6 <br />Architecture <br />Includes features and treatments on all four sides with rooftop <br />o <br />articulations, variations in color and textures, brick columns framing the <br />bay doors, windows on all levels and metal awnings over the door <br />openings. <br />Conservation Easement <br />54’ conservation easement on east side of property <br />o <br />LFPD proposing a sign, fencing and gate within the easement <br />o <br />Easement was established as buffer for open space to the east. <br />o <br />Easement agreement, approved in 2005, does not permit construction <br />o <br />within the easement. <br />Only construction permitted are structures approved by the City <br />o <br />Staff recommends approval with two (2) conditions: <br />1)The proposed monument sign,located within the 54 foot conservation <br />easement, shall be relocated outside of the conservation easement. <br />Staff shall review and approve a new location prior to City Council. <br />2)The proposed fence and entrywaygate, located within the 54 foot <br />conservation easement, shall be relocated outside the conservation <br />easement. Staff shall review and approve a new location prior to City <br />Council. <br />Commission Questions of Staff: <br />Russell asked if the Commission can approveeither/or the fence or sign in the <br />Conservation Easement or is it all or nothing. <br />McCartney stated anything is possible for approval. <br />Lipton asked staff for a recommendation of the sign and fence location. <br />McCartney stated staff recommends just outsidethe 54’ conservation easement. <br />Lipton clarified the project is not a phased project that just the building construction <br />will be done by ‘phases’. <br />McCartney confirmed in the affirmative. <br />Applicant Presentation: <br />Kyle <br />Commission Questions of Applicant: <br />Public Comment: <br />Commission Questions of Staff and the Applicant: <br />Summary –Staff and Applicant: <br />Closed Public Hearing –Planning Commission Discussion: <br />Roll Call Vote: <br />Liptonmoved and Brauneis seconded a motion to approve the Resolution No. 04, <br />Series 2013 as presented by staff. <br />
