He added the new <br />proposed development is an alternative option: <br />Single story, 40feet tall <br />136,701SF <br />72% hardscape; 28% softscape <br />5 points of access: two on Taylor, two on Prairie, and one on CTC. <br />The large façade is articulated with bump out, recessions, and various <br />materials/colors <br />Two waivers being requested: <br />Monument signs: Applicant is requesting 5 monument signs, at all access <br />o <br />points, where one monument sign is permitted. <br />Wall signs: 40 SF, where 15 SF is required; 160 SF total, where 80 SF is <br />o <br />permitted <br />Commission Questions of Staff: <br />Moline asked why the property is not being replatted to consolidate the lots. <br />McCartneystated they can consolidate these lots through a Covenant Agreement since <br />the property is owned by a singleowner. <br />Tengler asked if this is the largest building out in the CTC area. <br />McCartney stated there have been a few buildings about as large. <br />Applicant Presentation: <br />Jim Vasbinder, applicant, presented. He stated they have several large buildings in <br />CTCbut this is the first building they are using this architect, Ware Malcomb. He added <br />these large buildings are desired by the international users, such as Babalot. He stated <br />this building does not currently have a user in mind which is why they are requesting <br />flex office at this time. <br />Vasbinder stated the building is being built with sustainable elements in mind: <br />Cool roof <br />Low E glass <br />Insulated walls with white face vinyl insulation <br />High efficiency HVAC units <br /> <br />
