Planning Commission <br />Meeting Minutes <br />November 14, 2013 <br />Page 4of 5 <br />Residential Estate (RE) zoning –this zone district requires a 12,000 SF lot in the <br />zone district but most PUD’s established lots of 7,000 SF. Staff receives most of <br />their Board of Adjustment requests from the RE zone district. <br />Centennial Valley GDP. <br />Sam’s Club site –constrained by private covenants. <br />Russell asked how wewould talk about Sam’s Club without creating any issues for a <br />future submittal. <br />Russ stated it would be an overview of the existing regulatory framework. The property <br />owners would be invited for that discussion. <br />Phillips 66 property –to present a reminder of what the property is zoned and <br />what is permitted. <br />Accessory Dwelling Units <br />Safe Routes to School <br />Tengler stated he liked this idea. <br />Russell asked how the commission would request topic items. <br />Russ said through email or during previous meetings discussions. He stated the first <br />topic of discussion will be the Residential Estate zone district. <br />Pritchard inquired if the list was placed in a certain order. <br />Russ stated not necessarily. <br />Pritchard encouraged the commission to bring the items up at the meeting instead of <br />email. <br />Russell stated he would like to see a discussion on the scrapes being seen in Old <br />Town, the economics of retail development, urban agriculture, regional context of <br />Louisville with all that is happening around us in the surroundingcommunities, and <br />suburbia. <br />Michael Menaker, 1827 Chokecherry Drive, stated it would be good to discuss the <br />possibility of a form based code. <br />Pritchard stated the commission appears interested in having long range discussions, <br />but only when the agenda warrants it. <br />Planning Commission Comments–None <br />Staff Comments <br />Small area plan: <br />Russ stated the Planning Department will be working on the South Boulder Road small <br />area plan first because there are too many development pressures happening along this <br />corridor.He stated planning staff will be working on stakeholder interviews until <br />Christmas. He added McCaslin small area plan will probably start up in March. <br /> <br />
