Planning Commission
Meeting Minutes
December 12, 2013
Page 3of 9
McCartney stated the development does need to provide public benefits, which is being
provided through trail connections and the roadway extension.
Brauneis asked if a trail along the ditch will be a safety issue.
McCartney stated the ditch will be piped so there should not be a safety issue.
Brauneis asked if this development is taking into account the potential for cutting off any
other properties for connectivity.
Russ stated this development is actually celebrating connectivity.
Brauneis inquired why the garages are coming so far forward in this development.
McCartney stated the proposal is for an urban development therefore the architecture is
intended to be brought forward with “eyes on the street”.
Applicant Presentation:
Justin McClure presented for the applicant. He stated this development is part of an
extension of Steel Ranch and the high quality infrastructure of this area. He spoke
directly to his PowerPoint which gave colored site plans and renderings of the future
development.
David Sinkey spoke for Boulder Creek Builders. He stated the intent behind the
development is for empty nesters looking to downsize. He added all of the units are
singe story and the extended garages add for a quality street scene. The interior
footprint is intended for “aging in place” and therefore hasa seamless floor elevation.
He added the patio areas out front allow occupants to have living areas on both the
front and back of the property and allow for a more social streetscape.
Sinkey added they have agreed to build a 6 foot fence on the north side of this
development to buffer the Steel Ranch neighbors to the north, due to the grade
difference.
Commission Questions of Applicant:
Brauneis asked if the garage layout was a standard for all units.
Sinkey stated it is a design element carried throughout the development.
Brauneis asked if there was any consideration for solar.
Sinkey stated these structures has a very high HERS score and is very sustainable. He
stated the nature of the roofs provide for solar if the owners so choose to place them.
Public Comment:
Gary Larson, 2189 Park Lane, stated he and his wife moved to Steel Ranch from
Lafayette because they were empty nesters and needed to downsize. He read from the
letter he submitted and was supportive of this development. He added a light at
Paschal would be much appreciated.
