CITY OF LOUISVILLE <br />BOARD OF ADJUSTMENT <br />STAFF REPORT <br />August 20, 2014 <br />APPLICANT: David and Denise Benjes, 519 Adams Ave. <br />OWNER: Same <br />STAFF PLANNER: Sean McCartney <br />LOCATION: 519 Adams Ave., Lot 59, Saratoga <br />ZONING: Residential Estate (R -E) <br />REQUEST: Case #14- 030 -VA — Approval of a variance from Section <br />17.12.040 of the Louisville Municipal Code (LMC) to allow an <br />addition to an existing attached garage, creating a lot coverage <br />of 21.3% where 20% is the maximum permitted. <br />BACKGROUND AND SUMMARY OF PROPOSAL: <br />The applicants, David and Denise Benjes, request a variance from the maximum lot <br />coverage requirement to allow for an addition to an existing attached garage located at <br />519 Adams Ave. The Boulder County Assessor site states the subject property is 8,385 <br />square feet containing a 1,915 square foot home with a finished basement and a 400 <br />square foot attached garage. According to the applicant's architect's field measurements, <br />the footprint of the existing structures is 1,408 square feet which results in an existing lot <br />coverage of 16.79 %. <br />1 <br />
